VRBO & Airbnb: Strangers Among Us

Some owners have expressed concern, regarding the rigor of vetting tenants on owner-directed Websites, such as VRBO & Airbnb. These Sites offer hosting of an owner’s property to rent and require a good degree of baseline standards and screening for both the owner and prospective tenant. These Sites further permit an owner to be as rigorous as they may desire in qualifying a prospective tenant. Bookings for most DM owners are not automatic and require prolonged vetting – far greater than that performed by real estate brokers, as DM owners have the greatest stake in their properties.

These Websites have a ranking scheme for tenants and owners as a result of both the up front qualifications by the site as well as feedback both Owner and Renter can provide regarding their experiences. These sites also provide, within a fee, rental insurance coverage to Owners of $1,000,0000

As members in a community of top tier residents, we owe it to ourselves and fellow owners to trust the highest standards for renting will be followed. Any purported issues promulgated by DMMA, regarding tenants, have either been debunked or lend themselves to being resolved through the current CC&Rs. Removing property rights is a drastic and draconian approach to addressing issues which are not confined to the small number of short-term tenants that may visit our community.

Further, it has been well documented that Short-Term Rental experiences have driven sales and Club memberships. The Club has offered Short-Term Rentals via its members for years.
